Cleaning Leads: Where They Actually Come From, and What They Cost

Every cleaning business owner has heard "just get more leads." The more useful question is which channel, at what cost, and how reliably. Here's an honest breakdown of where cleaning leads come from.

Referrals — the cheapest lead you'll ever get

A referral from an existing client costs you nothing but a nudge — a reminder in a follow-up text or email, sometimes a small incentive like a discount on their next visit. Referral leads also close faster and stick around longer, because someone they trust already vouched for the work.

The catch: referrals aren't reliably scalable on their own. They grow with your client base and how good the work is, but you can't turn a referral program into your only lead source and expect predictable growth month to month.

Google Business Profile — free, and worth the setup time

A complete, actively-managed Google Business Profile — photos, accurate hours, services listed, and a habit of asking for reviews after every job — is one of the highest-return channels available, because it costs nothing per lead. The tradeoff is time and consistency: it takes weeks to months of steady review requests and updates to show up reliably in local map results, not a one-time setup.

This is also where automatic review requests pay for themselves. A request that goes out right after a job is marked complete, when the experience is freshest, produces more reviews than one an owner remembers to send a week later — or forgets entirely.

Neighborhood apps (Nextdoor and similar)

Local neighborhood platforms let you run targeted posts or ads to specific zip codes, which matters for a business built on route density — a lead three towns over does you less good than one two streets from an existing client. Costs here are typically modest per lead compared to broader paid platforms, but performance varies a lot by neighborhood and how active the local group is.

Paid lead resellers (Thumbtack, Angi, and similar)

These platforms sell you a lead — sometimes exclusive, more often shared with several other companies at once. Cost per lead in cleaning commonly runs somewhere in the $8-25 range on Thumbtack specifically, though pricing varies by market and service type, and a lead sold to multiple companies means speed of response matters enormously: the company that calls back first usually wins the job.

Paid lead platforms can work as a supplement, especially when you're new and building a client base, but the economics get worse as your business grows, since you're paying per lead indefinitely rather than building an asset (like reviews or referral relationships) that keeps paying you back.

Door hangers and local flyers

Old-fashioned, but still functional in a business built on geographic density. Door hangers in a neighborhood where you already service a few homes are cheap to produce and reinforce the same route-density logic: a new client two doors down from an existing one costs you almost nothing extra in drive time.

Property manager and commercial-account relationships

Building a relationship with a handful of property managers or real estate agents can produce a steady stream of move-in/move-out cleans and, over time, recurring commercial or turnover work. This channel takes longer to develop — it's relationship-based, not a listing you can turn on — but the leads that come from it tend to be higher-value and less price-sensitive than a one-off residential inquiry.

The channel that determines whether any of this pays off

None of these channels matter much if the lead reaches your business and nobody answers. A missed call or an unanswered form fill turns a paid or hard-won lead into a wasted one. This is the specific gap Voice AI and Conversation AI are built to close — every inbound call, text, or chat gets a response, and every lead gets logged into your CRM automatically instead of depending on someone checking a voicemail. See how it works on Features.

Never let a lead reach your business and disappear into silence.

PristineCircuit answers every call, every chat, every text — and logs every lead into your CRM automatically, so no channel gets missed.
